The property sector's significant environmental footprint emphasizes the urgency for sustainable practices, particularly through circularity and reuse initiatives. This study investigates the potential influence of the Corporate Sustainability Reporting Directive (CSRD) on the incorporation of circularity and reuse practices in the property sector. This study employs a qualitative research approach, integrating some quantitative elements, including interviews and document analysis. It examines expectations, adaptations and challenges in connection with the launch of the CSRD. Furthermore it examines whether the directive can motivate property companies to include circularity and reused materials into their business models, and whether it could enhance stakeholder relations. A thematic analysis has been utilized to identify patterns and connections in the data. The results of the study show that although the directive has the potential to indirectly promote reuse and circularity, respondents do not believe that CSRD will directly influence material choices. Despite challenges, there is optimism for future reuse initiatives in the sector. Interest in reuse varies among stakeholders. Overall, while CSRD may have a significant impact for companies, its specific influence on integrating reuse and circularity into property sector business models remains uncertain.sv
